Costs associated with buying property in Turkey

Summary of approximate costs:

Real estate transfer tax:

The buyer pays 4% of the declared value of the property (transfer fee) registered in the land registry and which is much lower than the purchase price (payable at one of the state banks at the time of transfer/issuance of the TAPU title deed). The cost of processing the TAPU and the associated formalities range from €1,500 – €5,000 (depending on the size of the plot/apartment/villa etc.) Costs may change over time, please check with us for the current cost of the property you are purchasing.


Land Registry:

registration at the cadastre, administrative expenses of the land registry, court interpreter, expert, processing and issuing of the title deed

 


Power of attorney with a notary (in case you are unable to appear to collect the title deed)

Energy:

Electricity

– New connection: approx. 150 Eur (one-time purchase) – Overwriting the name of the existing connection: approx. 60 Eur (one-time purchase)


Water

– New connection: approx. 150 Eur (one-time purchase) – Overwriting the name of the existing connection: approx. 60 Eur (one-time purchase)


Annual fees:

Property tax:

0.1% of the value of the property as determined by the City Council (annually, once a year before the end of May).
