Buying a property in Turkey and buying a property in Europe are very similar procedures.
If you are “almost” decided on a property but are not yet 100% sure, you can reserve it. Reservation is, of course, free of charge for you.
Once you decide to buy the property, we will prepare the legal purchase agreement on behalf of the seller/owner. Unlike many European countries, the property transfer to the new owner’s name takes place exclusively at the Land Registry Office (“TAPU Office” in Turkey), not with a notary. Notaries in Turkey do not have the right to perform such procedures.
After signing the purchase agreement, you will need to pay a deposit (20% of the purchase price). We will then request the local Land Registry Office to transfer the property to the title deed.
The property transfer to a foreigner usually takes 1-5 days. All administrative procedures related to the purchase, such as obtaining the tax value of your property from the municipality, will be done in advance on your behalf.
Ideally, both the buyer and the seller are present at the Land Registry during the property transfer. If you are unable to attend, you can give us full power of attorney. This power of attorney must be notarized. If you do attend the Land Registry, the seller will be there, as well as us as the real estate agent and a court translator, who must be present according to Turkish law. Before the property transfer to the title deed, the remaining purchase price, taxes, and property fees in Turkey must be paid.
